8 Palmetto is a mixed-use multifamily building in Brooklyn, New York, located at the intersection of Broadway and Palmetto. The seven-story building in the Bushwick neighborhood addresses both community and urban design priorities.
The 103,378 SF structure provides 115 residential units including 23 which are affordable. A 27,000 SF fresh food market occupies the ground and cellar levels—a deliberate addition that brings fresh produce to the area and leveraged zoning incentives to increase the building’s total floor area. The latter enabled the inclusion of more affordable housing for the community.
The building’s modern design is defined by its economic and expressive use of EIFS. Grey EIFS panels frame large windows in a geometric grid, while white EIFS panels emphasize the building’s full seven-story height. The structural quality of EIFS was used to creatively break down the building’s massing into visually distinct sections. Along Palmetto and Woodbine Streets, the grey and white EIFS emphasize the step down of the structure, reducing its visual impact on the neighboring two- and three-story buildings.
In addition to more housing for the community, 8 Palmetto provides 1,100 SF of community facilities including a medical office. Tenants have access to amenities such as a parking garage for 60 vehicles, a fitness center, a community lounge, a package room, laundry facilities, and bicycle storage.
