A Mixed-Use, Mixed Income Building Redefining Community Living in Harlem

1856 Park is a 19-Story transit-oriented, mixed-use multifamily tower located in East Harlem, NY. The 175,147 SF building provides 160 premium residential units, commercial space, and generous amenities.

Inspired by New York City's industrial warehouses, the building’s façade is composed of rich tones of red brick. The brick enhances the tower’s height and presence in the Harlem neighborhood. Details like metal stars embedded in the brickwork reference the cast-iron stars once used as anchor plates on industrial buildings.

Fronting Park Avenue in East Harlem, 1856 Park faces the elevated Metro North trains which influenced the final design solution. The building’s base is comprised of the first through eight floors. Multiple brick patterns distinguish the building’s base from its tower, creating a distinct architectural layering. Floor to ceiling, mullioned windows on the first two stories echo the height of the elevated trains and are framed by black metal, dark metal spandrels, and textured charcoal-colored brick in stack bond.

Residential units begin on the fourth floor and above the sight line of trains. The building is set back from the ninth floor and above. The design provides residential units with a wide buffer of space, natural light, and a reprieve from the busy avenue below. Units facing Park Avenue have high sound attenuation. Mechanical systems, located on the third floor at the level of the trains, act as an additional sound barrier. Expansive metal louvers provide ample ventilation to the mechanical systems and add to the building's industrial character. The first and second floors offer double-height commercial spaces, while additional retail space is available in the cellar.

A mix of market-rate and affordable housing caters to the diverse Harlem community. Generous amenity spaces engage residents and create a community environment. A large third floor lounge includes an entertainment area with a kitchen, pool table, media area, and meeting spaces. The lounge opens onto a terrace with outdoor seating and multiple barbecue stations. Additional amenities on this floor include remote workspaces, a gym, game room, and pet cleaning station. Setbacks on the ninth floor allow for more outdoor lounges, while the 16th floor offers yet another indoor lounge with bar. Classic golden red brick used on interior walls of the lobby and amenity spaces continue the exterior material palette, extending the industrial aesthetic indoors. The rooftop features private cabanas, barbecue stations, and covered outdoor lounges with 360-degree views of New York City.
